KLAOA
Digital operations for a 698-home apartment owners association
I serve as Secretary of the Klassik Landmark Apartment Owners Association in Bengaluru — 698 families across 7 towers on an 8.5-acre podium. The role is genuinely operational: notices, governance, sports, landscaping, vendor disputes. klaoa.com is the software layer I built underneath it, so that running a community of this size stops depending on WhatsApp archaeology.

The problem
A 698-home association generates a constant stream of decisions, notices and disputes. Almost all of it lived in WhatsApp groups, where information has a half-life of about four hours and nothing is findable a week later. Residents could not answer basic questions — when does the helpdesk open, what did the last MC meeting decide, how do I register for the sports league — without asking a person.
What I built
A public site that acts as the association's single source of truth, plus the workflows around it.
- Updates and Achievements sections so decisions and milestones have a permanent, linkable home instead of scrolling away.
- A sports league module at /sports-league handling registrations for the KL Sports League — cricket turf, badminton, volleyball, football — with payment reconciliation feeding back into the committee's records.
- An amenities and safety reference: 120+ CCTV cameras, fire systems, lift and water maintenance, FM helpdesk hours and 24/7 security contacts, all in one place.
- A resident feedback channel that routes structured input to the committee rather than into a group chat.
Beyond the code
The secretarial side is where the site earns its keep. I run resident communications, outdoor sports and the landscaping programme — which is what led to the association's garden entry in the Layout and Gated Community Garden category at the 220th Independence Day Flower Show at Lalbagh.
- Landscaping: topiaries, an on-site nursery, an organic composter and Grundfos-managed water systems across the 8.5-acre podium.
- Sports: KL Sports League 2026 including a community marathon, with formats, referee manuals and scheduling handled end to end.
- Governance: notices and resolutions drafted against specific bye-law clauses so decisions stay defensible.
Outcome
The association now has an institutional memory that survives committee turnover. And in August 2026, the garden programme took First Prize in its category at the 220th Independence Day Flower Show, organised by the Department of Horticulture, Government of Karnataka.
